Objective: Build trust through full disclosure regarding timelines, costs, and property specifications.
Clear Pricing Structure: All costs—including base pricing, preferred location charges (PLC), statutory duties, registration fees, and maintenance deposits—must be explicitly broken down in all formal quotes and agreements.
Escrow & Fund Allocation: Client payments and project funds will be allocated strictly in accordance with regulatory requirements (e.g., standard RERA or local governing guidelines) to ensure project completion.
Progress Reporting: Investors/buyers will receive regular (monthly or quarterly) construction updates, complete with photographic/video documentation and milestone reports.
Modification Clause: Any custom requests or layout changes requested by buyers must be evaluated for feasibility and documented via formal Addendums, outlining associated costs and potential timeline impacts.

2. Vendor & Contractor Procurement Policy

Objective: Ensure high quality, cost efficiency, and fairness across all construction and supply chain operations.
Competitive Bidding: Any contract above a specified threshold requires a minimum of three independent bids evaluated on cost, past performance, financial stability, and safety records.
Quality Standard Adherence: All materials sourced (concrete, steel, fittings, finishing) must meet or exceed national building standards and local regulatory codes. Batch test reports must be maintained on site.
Ethical Sourcing & Zero Kickbacks: Staff members are strictly prohibited from accepting gifts, commissions, or personal favors from contractors, suppliers, or channel partners.

3. Site Safety, Health, and Environment (HSE) Policy

Objective: Protect workers, engineers, and site visitors while minimizing environmental impact.
Zero Tolerance for Unsafe Conditions: Personal Protective Equipment (PPE)—including hard hats, steel-toe boots, and high-visibility vests—is mandatory for anyone entering an active construction zone.
Subcontractor Compliance: Every contractor on site must sign a safety agreement ensuring their labor force receives regular safety briefings and fair working conditions.
Environmental Impact: Waste segregation, dust mitigation (water sprinkling, green netting), and responsible disposal of construction debris are mandatory across all active project sites.

4. Sales, Broker, and Channel Partner (CP) Policy

Objective: Establish fair, consistent, and transparent relationships with real estate brokers and channel partners.
CP Registration & Onboarding: All channel partners must be registered and vetted through The INVESTbuddy’s formal CP portal before representing projects.
Client Lead Protection: A standard “First Lead Registration” rule applies. Brokers must log client details into the CRM to claim commission. Disputes over client ownership will be reviewed against CRM timestamps.
Commission Payouts: Standardized commission rates and payout schedules linked to client payment milestones (e.g., post-agreement signing, booking amount realization) must be clearly stated in CP agreements.
No Misrepresentation: Channel partners are strictly forbidden from making unauthorized guarantees regarding returns, completion dates, or non-sanctioned amenities.

5. Refund and Cancellation Policy

Objective: Handle booking cancellations and delays fairly and systematically.
Booking Cancellation: Clear terms defining the forfeiture percentage (if applicable) and processing timelines for booking cancellations prior to agreement execution.
Project Delay Compensation: In the event of unavoidable delay beyond the grace period, compensation or interest will be handled per governing regulatory standards and the terms of the Agreement to Sell.
Force Majeure: Specific clauses defining unexpected events (natural disasters, major regulatory/policy overhauls) that excuse or adjust timeline obligations without penalty.

6. Data Privacy and Information Security Policy

Objective: Protect sensitive financial and personal information of clients, investors, and partners.
Data Collection & Usage: Client details collected online or offline will be used solely for transaction execution, regulatory compliance, and project communication. They will never be sold or shared with unverified third parties.
Secure Records Management: Digital records, titles, and financial documents must be stored on encrypted cloud servers with restricted, role-based access.
